Investment location

The constructed complex of thermal pools has been located on a 3.5 ha plot of ground (720 m above the sea level) in the center of Białka Tatrzańska, at the moment being one of the largest ski centers in Podhale. Terma Bania will adjoin the Bania Guesthouse and the family ski resort having the same name. In the direct vicinity there is a Ski Center Kotelnia Białczańska, which is one of the largest centers of this type in Poland at the moment.

The area development was designed with the thought of nature. “green roofs” – natural coverage with special flora, applying elevation stones and elements of the local architecture will make the structure inscribed in the local landscape in spite of its spread and not a small usable surface (approx. 10,000 m2). Thus, it meets the idea of minimum interference with nature.

Urban development solutions and development of the plot area

Before launching the project of the plot area development one conducted analyses of the development of the whole complex entailing the Ski Resort Kotelnica Białczańska, hotel Bania with its planned extension, the existing gastronomy-service structures, the hotel designed in the area of the Investor’s plot and the pool complex. In the future, all these structures will create a recreational-rest complex providing services during the whole year. This is why, it is assumed that certain elements of the land infrastructure, e.g. parking spaces, access roads, the waste water clearing plant and the remaining armament of the area will be used by the particular structures jointly.

The location of Terma Bania is a result of the analysis of the area conditions and takes into account the connections and dependencies between the particular structures, both those existing and those designed.

The applied urban development solutions are the result of the following design assumptions, which have been treated as a priority for the proper functioning of both, the whole complex and the pool-recreational structure itself:

• Functional and spatial entering of the structure of the designed swimming pool in the existing complex with maximum use of the location of the existing and designed elements, integration of the newly designed and existing areas.
• Creating an appropriate exposure of the panorama of Tatry Wysokie, which are visible from the important interiors of the pool building (the entrance hall, pool halls, the biological renewal complex) and from the external areas connected with them, proper location of pool halls and the biological renewal complex in relation to the sides of the world and exposure to sun.
• Proper organization of the pedestrian and vehicular traffic with regard for the existing conditions related to the land formation and location of the particular structures in the complex, separation of economic access and pedestrian traffic within the area of the structures to the technical rooms of the pool.
